2006年上半年,北京房地产市场呈现出“住宅投资、新开工面积等住宅供给等先行指标继续较大幅度增长,市场未来供给充裕”的发展趋势。具体来讲,主要具有以下明显特征:1、住宅投资增长明显。住宅市场开发投资额较去年同期水平增长近33%,且占全部开发投资额的比重达到52%。2、土地开发幅度加大。2006年1-5月,北京市共完成155.84万平方米土地开发,同比增长了96.47%,住宅新开工面积达到611.95万平方米.较去年同期增长了40个百分点。3、成交同比增长幅度大。北京市2006年1-5月商品房销售面积达到947万平方米,其中住宅销售面积达到855.86万平
