伴随房地产市场空前繁荣,部分地区高住房空置率问题逐渐显现。本文利用2006-2013年54个城市的数据,从产业机构合理化和产业结构高级化两方面,研究不同经济阶段、区域产业结构变迁对空置率的影响。实证结果显示,产业结构合理化具有较稳定的降低住房空置率的作用,产业结构高级化对空置率影响结果在经济扩张期和经济收缩期有显著差异,东部地区更应关注产业结构合理化,而西部地区应着重进行产业升级。
With the unprecedented prosperity of the real estate market, the problem of vacancy rates in high-rise housing in some areas gradually appears. Based on the data of 54 cities in 2006-2013, this paper studies the impact of changes in regional industrial structure on vacancy rate in different economic stages from the aspects of the rationalization of industrial institutions and the high-level industrial structure. Empirical results show that the rationalization of industrial structure has a more stable role of reducing the vacancy rate of housing. The effect of advanced industrial structure on vacancy rate shows significant differences between economic expansion and economic contraction. The eastern region should pay more attention to the rationalization of industrial structure while the west The region should focus on industrial upgrading.
