随着经济的突飞猛进和生活质量的不断提高,当下中国城市房屋拆迁几乎每天都在发生。一方面,人们为居住条件的不断改善而欢欣鼓舞,另一方面,人们却不得不时常观察自己的住所是否需要或者被需要“升级换代、更新版本”。于是,因城市房屋拆迁引发的大量纠纷和矛盾也日益凸显,矛盾的激化是多重因素促成的结果。本文着重从我国城市房屋拆迁中涉及的有关产权和交易费用等方面的问题为切入点,运用新制度经济的相关理论进行分析,最后提出可行性的政策建议。
With the rapid economic growth and the continuous improvement of the quality of life, the demolition of urban housing in China is taking place almost daily. On the one hand, people are rejoicing over the continuous improvement of living conditions; on the other hand, people often have to observe whether their residence needs or is needed “to upgrade or renew”. As a result, a large number of disputes and contradictions caused by the demolition of urban houses have also become increasingly prominent. The intensification of conflicts is the result of many factors. This article focuses on the problems related to property rights and transaction costs involved in the demolition of urban housing in our country as the breakthrough point, analyzes the relevant theories of the new system economy, and finally puts forward the feasible policy suggestions.
