房地产到底存不存在“过热” 的问题?对“房地产热”,到底是该踩刹车还是踩油门? 当前,中国房地产业迎来历史上空前的思维活跃期。那边厢说“2002年是房地产的冬天”,这边厢则认为“中国房地产热得还不够”,不但不是冬天,还是“春夏之交”。那边厢说中国房地产已出现了泡沫,如不及时踩刹车,则后患无穷,这边厢则认为,防止泡沫的最好办法是保持必要的增长速度,不仅不能踩刹车,还应给点油门。 于是乎,“刹车论”(主要出自一些学院派)、“发展论”、“总体正常局部过热论”(主要出自行业主管部门)、“青春痘”理论(出自万通集团董事局主席冯伦:当前房地产市场的不规范行为均是市场发育带来的问题,属正常现象)等一系列观点形成房地产理论百花齐放的局面。
