住房是百姓生活的一件大事,应该得到各级政府重视。政府对房地产价格负有调控之责,如果房价大起大落,最终受伤害的则是国家和百姓。深圳作为一个土地稀缺的城市,房地产业经过26年的发展,已暴露出诸多问题。目前随着外来人口不断增加和“港深一体化”的进程,住房压力日益增大,如何解决好当前居民的住房问题已成政府工作的重点。本文在分析目前房地产市场存在问题的基础上提出,控制房价收入比的进一步扩大、减少空置商品房、加强土地合理利用等建议,希望能为政府决策和开发商选择投资方向提供参考。
Housing is a major event for the people and should be valued by all levels of government. The government has the responsibility to regulate real estate prices. If the housing prices fluctuate sharply, the nation and the people will eventually be harmed. As a scarce city in Shenzhen, after 26 years of development, the real estate industry has exposed many problems. At present, with the continuous increase in the number of immigrants and the process of “Hong Kong-Shenzhen integration”, the pressure on housing is increasing day by day. How to solve the housing problem of the current residents has become the focus of the government’s work. Based on the analysis of the existing problems in the real estate market, this paper puts forward some suggestions on how to control the price-income ratio, to reduce the vacant commercial housing and to enhance the rational utilization of land.
