中国经济的迅猛发展引发了对房地产的巨大需求,使得房价从2001年开始始终保持着高升高走的局面,其原因主要是投资和投机热钱大量涌入,刚性需求拉动作用明显,不规范的住房按揭制度推动,地方政府把出卖土地作为财政重要收入来源等。合理的“房价收入比”为4~6倍,国家和地方政府应加强调控力度,坚持市场供应与政府保障相结合、以市场供应为主的城镇住房供应体系。
