房地产市场运行是房地产供给和需求双方相互作用过程。房地产市场的不完全性使得房地产市场运行与理论上的市场(完全竞争市场)有一定程度的差异。一、房地产市场供给与需求的均衡从短期来看,房地产的需求比供给更具有动态性。在供求均衡条件下,如果需求突然增加,供给却不能相应增加,则价格上升;如果需求突然下降,过多的供给不可能转运到其他地区销售,导致房地产价格下降。为讨论某类房地产市场供求的短期均衡调节,特作以下假设:①假设市场客体是统一标准化的房地产单元;②这里的市场是不受外界影响的独立的房地产市场区域。这两条假设,特别是假设①,使得所讨论的市场运行与真实市场有一定的差距。房地产的差异性表现最为特殊的是区
