中关村地区写字楼总的供应量在2004年达到了720万平方米,预计2006年将达到860万平方米。从趋势上看递增明显,短期内与增幅不明显的需求量会产生供过于求的矛盾,这种矛盾同时还体现在供需结构上的不对称。但由于2008年的奥运会限制政策,从2006年到2010年期间不会有新增现房,所以从发展的角度分析,中关村的写字楼市场,尤其是高档写字楼市场还有一定的上升空间。根据成业行提供的资料,2005年中关村核心区写字楼供应量为:销售接近30万平方米、出租接近60万平方米。
