近30年来,国际金融市场新兴金融衍生品发展迅速,资产证券化便是其中最重要的创新之一,其问世后便在金融市场占据了重要地位,并成为金融机构争相角逐的市场领域。本文试从美国次贷危机导致全球流动性失衡以及信用危机这一世界性金融风暴着手,就我国特色社会主义市场经济体制下的房地产抵押贷款证券化、本土化的发展现状,来探讨房地产抵押贷款证券化问题,并提出几点建议。
In the past 30 years, emerging financial derivatives in international financial markets have been developing rapidly. Securitization of assets is one of the most important innovations. After its introduction, it took an important position in the financial market and became the market area competing with the financial institutions. This article attempts to start from the global financial liquidity imbalance caused by the subprime mortgage crisis in the United States and the credit crisis, and discusses the status quo of real estate mortgage loan securitization and localization under the socialist market economic system with characteristics of China to discuss real estate mortgage loan Securitization issues, and make a few suggestions.
