自2003年国土资源部发布别墅用地禁批令以来,高容积率低密度城市别墅已成为目前别墅市场主要产品。如何解决好城市别墅产品高容积率与低密度这对矛盾,是目前开发商着力探究的课题。以古北·御墅项目为例,从物业形态选择、停车系统设计、外部环境运用到地下空间开发,结合地块实际,来说明地块规划设计是怎样解决这对矛盾的。
Since the Ministry of Land and Resources released the ban on land use for villagers in 2003, the high-volume-rate low-density urban villas have become the main products in the villa market. How to solve the urban villa products, high volume ratio and low density of the contradiction, is the focus of developers to explore. Taking Gubei · Gushu Project as an example, this paper shows how the planning and design of land parcels can solve these contradictions based on the selection of property form, the design of parking system and the application of external environment to the development of underground space.
