我国城市房屋拆迁制度的演进经历了四个阶段:形成期、发展期、调整期和完善期。每一阶段的拆迁制度体现了特定时代背景下的经济和社会特点。布罗姆利的制度交易理论明确指出,当经济和社会条件发生变化时,现存的制度结构就会不相适宜。为适应新的条件,社会成员就会尽力修正制度安排。本研究通过引入布罗姆利的制度交易理论分析我国城市房屋拆迁制度变迁的内在逻辑,揭示我国房屋拆迁制度变迁的客观规律,为拆迁制度设计提供更为广阔的理论视野。
The evolution of China’s urban housing demolition system has gone through four stages: formation, development, adjustment and improvement. The demolition and relocation system at each stage reflects the economic and social characteristics in the specific era. Bromley’s theory of institutional transactions clearly states that when the economic and social conditions change, the existing institutional structure will not be appropriate. In order to adapt to the new conditions, members of the community will make every effort to amend the institutional arrangements. By introducing Bromley’s institutional transaction theory, this study analyzes the inherent logic of the institutional changes of urban housing demolition in our country, reveals the objective law of the institutional changes of demolition in our country, and provides a broader theoretical perspective for the demolition system design.
