在解释住宅过滤模型及其发展历程的基础上,分析了该模型适用的条件:住宅的商品化、异质性和服务的折旧性、存量房和住房二级市场的成熟。然后应用该模型分析了供给方、需求方住房保障政策的效果,最后以存量房和住房二级市场为指标划分城市类型,并提出相应的住房保障政策。
Based on the analysis of residential filtration model and its development process, the applicable conditions of the model are analyzed: the commercialization of housing, heterogeneity and depreciation of service, and the maturity of the stock market and secondary market of housing. Then, the model is used to analyze the effects of supply side and demand side housing security policies. Finally, the urban type is divided by the existing stock market and housing secondary market, and the corresponding housing security policies are proposed.
