房产作为一项重要的商品和人们的生活必需品,越来越受到人们的重视,人们购房时在满足自身日常生活工作的需求下,越来越多考虑房产位置价值的因素,以实现其商品属性,能保值升值。因此,如何实现对房产位置的合理选择成为学术界研究的热点之一。本文根据房地产市场特性及城市结构分析房产位置价值的影响因子,遴选出主要影响因素:道路交通、名胜古迹、周边学校、购物场所。利用ARCGIS软件对数据进行处理,进行缓冲区分析、加权叠加等步骤实现基于GIS技术房产位置价值模型建立,以便于有关工作人员、房地产开发商及普通消费者考察房产位置价值分布。

In this paper, according to the characteristics of the real estate market and the analysis of the impact of the urban structure of the location value of the property, the main factors are selected: road traffic, historical sites, surrounding schools, shopping places. Using ARCGIS software to process the data, carrying out buffer analysis, weighted stacking and other steps to establish the real estate location value model based on GIS technology, in order to facilitate the relevant staff, real estate developers and ordinary consumers to inspect the value distribution of real estate location.
