从低碳经济的角度出发,在对原有全生命周期成本模型的基础上进行改造,加入测度碳排放量减少的变量,得出新的生态住宅全生命周期成本度量模型。再在此基础上,通过分析维修成本、运营成本等指标的变化趋势和概率分布,模拟计算生态住宅和非生态住宅全生命周期成本得到成本的期望和置信区间,并计算生态住宅的平均建筑节能投资回收期。最后,从节能减排的角度分析生态住宅的环境价值、社会价值和经济价值,为购房者以及开发商更好地认识和评估生态住宅提供了理论依据。
From the perspective of low-carbon economy, based on the original life-cycle cost model and retrofitting the variable that measures the reduction of carbon emissions, a new life-cycle cost measurement model for the eco-house is derived. On the basis of this, the expectation and confidence intervals of the cost of life cycle cost of ecological house and non-ecological house are simulated by analyzing the trend and probability distribution of maintenance cost, operation cost and other indicators, and the average building energy saving of ecological house is calculated Payback period. Finally, analyzing the environmental value, social value and economic value of eco-house from the perspective of energy saving and emission reduction provides a theoretical basis for buyers and developers to better understand and evaluate eco-residential.
