我国房地产市场自改革开放以来经历了多次重大改革,商品房概念由提出,到进入我们生活已经近20年之久。近几年来,房价一直呈现上扬趋势,2009-2010年,房地产已经由一个“新兴扶持型产业”变成了人民高度关注的“民生问题”。影响房地产价格的因素有很多,本文旨在通过对几个重要指标与商品房价格的相关关系,建立线性回归方程,在探究房产价格主要影响因素同时,解释政府调控政策及市场反应,并提出合理意见。
Since the reform and opening up, China’s real estate market has undergone many major reforms. The concept of commercial housing has been put forward and it has been nearly 20 years since we entered our life. In recent years, housing prices have been showing upward trend. From 2009 to 2010, real estate has been turned into an issue of people’s livelihood that is highly concerned by the people by an emerging supporting industry. There are many factors that affect the real estate price. The purpose of this paper is to establish a linear regression equation based on the correlation between several important indicators and the real estate price. In the meantime, to explore the main factors that influence the real estate price, explain the government regulation and control policy and market response and put forward reasonable opinions .
