针对当前我国养老地产项目的建设热潮及养老地产项目所面临的前期投资大、回报周期长、运营成本高、盈利能力差等现实问题,从开发商的角度,构建养老地产项目盈利能力评价体系。采用结构方程对实际调查问卷数据进行模型分析,计算出盈利能力评价体系中各指标的权重,总结评价养老地产项目盈利能力的五大关键因素,并且以算例验证。研究结果表明,应用该方法对养老地产项目的盈利能力进行评估是切实可行的,在一定程度上能够帮助开发商有效评判项目盈利能力,规避投资风险。
In view of the current construction boom of China’s pension-related real estate projects and the problems of early-stage investment, long payback period, high operating costs and poor profitability of pension-related real estate projects, this paper constructs a profitability evaluation system for pension-related real estate projects from the perspective of developers. Structural equation was used to analyze the actual questionnaire data to calculate the weight of each index in the profitability evaluation system, and to sum up the five key factors to evaluate the profitability of pension real estate projects. The results show that it is practicable to evaluate the profitability of pension real estate projects by this method. To some extent, this method can help developers to effectively evaluate the project profitability and avoid investment risks.
