房地产行业与实体经济的联系远比人们通常认为的大,它对经济整体的影响不能单看房地产增加值在GDP增加值中的比重,因为房地产的上下游产业链很长。通过I-O model对房地产行业与其他部门间的联系进行分析,得出了它对如今的过剩产业影响特别大的结论;同样用I-O model,分析出了房屋建筑业在2012年实际上贡献了中国总产出的50%。所以房地产行业对中国经济有着举足轻重的地位。基于房地产行业的这些特性,第二部分重点分析了控制房价过快上涨对最近提出的改革方案:去产能,降成本,产业结构升级等有着重要意义。
The real estate industry and real economy are far more connected than people usually think. Its impact on the economy as a whole can not be judged solely by the proportion of added value of real estate in the added value of GDP, because of the long upstream and downstream industry chain of real estate. Through the IO model of the real estate industry and other departments of the link between the analysis concluded that it is particularly affected by the current excess industry conclusion; the same IO model, analysis of the housing construction industry in 2012 actually contributed to the total China 50% of output. Therefore, the real estate industry plays a decisive role in China’s economy. Based on these characteristics of the real estate industry, the second part focuses on the analysis of the rapid rise in house prices on the proposed reform program: to capacity, cost reduction, upgrading of the industrial structure is of great significance.
