改革开放30年来,我国的房地产业取得了快速的发展,各省市各地区都加大了对房地产业的投入。随着我国人民生活水平的逐步提高和对房地产市场需求的不断扩大,改善居民住房的民生工程成了政府工作的重中之重。目前,经济适用住房的建设是我国政府现阶段解决国民住有所居的主要手段之一,其灵魂就在于它是现在唯一可以使消费者买得起的住房供应模式。经济适用房解决的是中低收入群体的住房困难,而商品房市场主要是为中等收入或高收入群体改善居住条件提供资源,两者在目标客户群上有明显的不同。经济适用住房虽然会对附近商品房的价格产生一定影响,但不会对全市整体房价造成很大冲击。
In the 30 years since the reform and opening up, the real estate industry in our country has achieved rapid development. All provinces and municipalities have increased their investment in the real estate industry. With the gradual improvement of the standard of living of our people and the ever-expanding demand for the real estate market, livelihood projects to improve residential buildings have become the top priority of the government. At present, the construction of affordable housing is one of the main measures adopted by the government of our country to solve the problem of people living at home at the present stage. The soul lies in that it is the only mode of housing supply that consumers can afford now. Affordable housing to solve the housing difficulties of low-income groups, while the commercial housing market is mainly for middle-income or high-income groups to improve living conditions to provide resources, the two target customers are significantly different. Although affordable housing prices will have a certain impact on the vicinity of real estate prices, but will not cause a great impact on the city’s overall housing prices.
