2005年两个多月来,中央分别出台了多项政策对房产进行调控:调整商业银行个人住房贷款加息政策正式执行;加强土地有偿使用;高院查封财产新规定;网上备案新规等。无论是新政策的正式推出,还是有关政策即将面世的传言,都触动着房地产市场敏感的神经,而未来房地产市场的走势也将被这些政策引领,其中在市场上反响最大的还是加息政策。实际效果到底如何?政策出台后行业内普遍表示“心理影响大于实际影响”。
In more than two months in 2005, the Central Government separately promulgated a number of policies to regulate and control real estate: the official implementation of the rate hike policy for personal housing loans in commercial banks was implemented; the paid use of land was strengthened; the High Court seized new regulations on property; and the online filing of new regulations was announced. Whether it is the official introduction of new policies or the forthcoming rumors of relevant policies are touching the sensitive nerves of the real estate market, the future trend of the real estate market will also be led by these policies. Among them, the most popular response in the market is the rate hike policy. The actual effect in the end how? After the introduction of the policy generally said the industry “psychological impact is greater than the actual impact ”.
