房地产业既是资本密集、关联度高的产业,又是提供生活必需品的基础产业。随着经济社会的发展和人民生活水平的提高,城镇住房的增量需求和改善需求双旺盛成为房地产业持续发展的动力。该文对西安市房地产业发展状况做了分析后提出:房地产开发缺乏有效的宏观调控机制和政策、土地市场不规范、管理力度不强、开发企业自有资金问题突出等问题。最后,提出将古诺模型引入到西安市房地产企业政策的制定方向上,并进一步对西安市房地产业的发展前景进行探讨。
The real estate industry is not only a capital-intensive and highly-related industry, but also a basic industry for providing necessities. With the economic and social development and the improvement of people’s living standards, the dual needs of increasing demand for urban housing and improving demand have become the driving force for the sustained development of the real estate industry. After analyzing the development of real estate industry in Xi’an, this paper puts forward the following problems: the lack of effective macro-control mechanism and policies in real estate development, the non-standardization of land market, the weak management and the prominent problems of self-owned funds of development enterprises. Finally, it is proposed to introduce Cournot model into the direction of the real estate enterprise policy in Xi’an and to further explore the real estate development prospects in Xi’an.
