我国住房金融随着我国房地产市场的发展而建立和发展,住房金融主要包括间接金融和直接金融两个方面,两者在住房金融体系里应该保持一个适当的比例,这是金融发展的基本要求。对于我国的住房金融体系来说,以银行信贷为主的间接金融参与占了很大的比重,以资本市场为主的直接金融参与很少,一方面给银行带来了风险,另一方面也使房地产企业开发建设资金来源单一,资金支持模式脆弱。另外我国的政策性住房金融力度过小,覆盖面积狭隘,对于我国中低收入者的住房改善没有发挥出应有的积极作用,这需要进一步改善。现阶段的住房金融支持正朝着多元化、多层次、多形式的方向发展,这对于我国的房地产市场起到积极的推动作用,要根据国情建立合理的住房金融体系。

In addition, China’s policy-oriented housing finance is too small, covering a narrow area, for our low-income people to improve housing did not play its due role, which needs further improvement. Housing financial support at this stage is moving in a diversified, multi-level and multi-form direction, which plays a positive role in promoting the real estate market in our country and establishing a reasonable housing finance system according to the actual conditions of our country.
