尽管中央政府维持房地产宏观调控政策不变,但是在多重利好政策的刺激下,市场预期产生了较大变化。因此,国内房地产市场从2012年下半年开始迅速回暖,各大房企存货去化率大幅增加,为支撑进一步地扩张,土地储备量也相应地迅速上升,房企对资金的渴求依然旺盛。但受限于国内融资环境的限制,许多房地产企业把目光瞄准了境外的低成本资金,纷纷开始打造境外融资平台。本文主要聚焦境内房地产国企境外融资的需求,先重点阐述房地产国企在香港买壳上市的操作方式,然后介绍利用上市资金平台进行融资的几种常见方法,最后介绍境外自有平台融资后如何以外资成分入境投资。
