房价收入比是居住单元的中等自由市场价格与中等家庭年收入之比,关于它的研究对房地产市场具有重要意义。本论文从房价收入比的来源与发展入手,介绍了目前房价收入比在国外及在我国的研究现状,提出了目前国内对于房价收入比的困惑,最后通过笔者的研究与分析,提出了对于房价收入比测算方式的建议和假想。笔者认为,房价收入比的意义不仅仅在于对政府调控市场提供参考,也应当对居民衡量自身的住房支付能力具有指向性。本文以成都市2011年的商品住房平均成交价及家庭年均收入为例,测算了不同收入层次人群对于不同面积的房屋的购买力,并以此对房价收入比的测算方式提出了新的探讨。
The price-to-income ratio is the ratio of the median free market price of residential units to the annual income of the middle-class families, and the research on it is of great significance to the real estate market. This paper starts from the source and development of the house price income ratio, introduces the current research status of the house price income ratio in foreign countries and in our country, puts forward the current domestic puzzle for the house price income ratio, and finally, through the research and analysis of the author, Proposals and hypotheses about how to measure income ratio. The author believes that the significance of price-earnings ratio is not only to provide reference for the government regulation and control of the market, but also to residents to measure their ability to afford the housing has a point. Taking the average transaction price of commercial housing and average annual household income of Chengdu in 2011 as an example, this paper estimates the purchasing power of different income groups for different area houses, and puts forward a new approach to the price-income ratio measurement.
