收房、交房作为整个楼房买卖过程的最后阶段,往往也是出问题最多、最容易发生纠纷的阶段。开发企业经过选址、拿地、规划、设计、施工一系列复杂的生产过程,终于完成产品,可谓投入巨大、用心良苦,但交房时,难免遇到一些不如意的地方。而消费者买房花费多年积蓄、贷款、苦苦等待,对楼房寄予很高期望,容不得它的瑕疵也能够理解的。由于商品房大多是期房销售,成品房与开发企业当初预售时的广告、沙盘有所不同,这些不同就导致交房时消费者与开发企业之间的一场场冲突。
