住房流动性是对住房变现能力的反映,从资产视角对住房和住房市场进行分析和研究时,流动性是不可忽视的重要因素。依托卖方角度住房搜寻模型的大量研究表明,住房流动性不仅取决于住房特征和卖方搜寻策略等微观因素,同时还受到住房市场景况的系统性影响,并因此成为监测住房市场的重要指标之一。在我国开展住房流动性研究的过程中,应当特别重视市场制度环境、开发企业销售策略等特有因素对住房流动性的影响,以及利用住房流动性指标实现对住房市场景况变化更为准确的把握。
Housing liquidity is a reflection of housing liquidity. When analyzing and researching the housing and housing market from the asset perspective, liquidity is an important factor that can not be ignored. A large number of researches based on the seller’s perspective of housing search model show that housing liquidity not only depends on the micro-factors such as housing characteristics and seller search strategies, but also is systematically influenced by the housing market situation and thus becomes one of the important indicators for monitoring the housing market. In the process of carrying out housing liquidity research in our country, we should pay special attention to the influence of the market institutional environment, the development of sales strategies and other special factors on the housing liquidity, as well as the use of housing liquidity indicators to achieve a more accurate grasp of housing market changes.
