城市住宅小区物业管理是近几年在住房商品化过程中出现的对住宅小区居民提供公共性服务和特约服务的新行业。为规范物业管理服务收费行为,维护正常收费程序,由国家计划委员会和建设部以计价费[1996]266号文,于1996年2月9日发布《城市住宅小区物业管理服务收费暂行办法》,请各地物价部门会同物业管理行政主管部门结合实际情况贯彻执行,努力促进我国物业管理市场体系的建立和完善。
