北京近年来已建成和在建的高层住宅,依结构类型和施工工艺可分为四种体系,即大模板(外板内模)、全装配大板、框架和滑升模板。其中以大模板住宅数量最大,大板次之,框架和滑模为数较少。不同的建筑体系各有其技术经济特点和适用条件,而结合这些特点和条件分析各种体系的经济效果,对高层住宅的合理发展是有一定现实意义的。本文是在这方面的一次初步尝试,分析的范围仅限于个体建筑物,不涉及建筑群及小区规划问题。
In recent years, high-rise residential buildings have been built and under construction in Beijing. According to the type of structure and construction process, there are four types of systems: large formwork (outer plate internal form), fully assembled large plate, frame, and sliding formwork. Among them, the largest number of large-scale residential houses is the template, followed by the largest one, and there are fewer frames and sliding modes. Different building systems have their own technical and economic characteristics and applicable conditions. The analysis of the economic effects of various systems in combination with these characteristics and conditions is of practical significance to the rational development of high-rise residential buildings. This article is a preliminary attempt in this area. The scope of analysis is limited to individual buildings and does not involve issues of building groups and community planning.
