公园地产是城市中生态价值和文化价值最高的地产。城市中央公园区域依托其生态和文化资源在区域发展中具有独特优势。发达国家城市中央公园周边分布着高端商业地产和高端住宅地产,形成了文化、商务、地产和政务等四类产业,这显示了公园地产的一般发展规律。在传统观念的影响下,很多地区的公园地产资源配置错误,环公园区域产业发展滞后、效率低下。应以新的视角和方法,发现和挖掘其巨大的潜在价值,实施与其他城区错位竞争差异化发展战略,以文化发展为依托、以公园地产为核心,建设高端文化商务区和高端住宅区。
Park real estate is the city’s highest ecological value and cultural value of real estate. Urban Central Park relies on its ecological and cultural resources in the regional development has a unique advantage. There are four types of industries such as culture, business, real estate and government in the developed cities around the Central Park, which are high-end commercial real estate and high-end residential real estate. This shows the general development of park real estate.
