目前国内许多学者用产业组织理论来研究中国房地产的市场结构,并且将中国房地产市场结构定性为:全国不是寡头垄断,但是分区域的房地产市场是寡头垄断,并得出我国房价过高是由寡头垄断导致的结论。本文通过采用2007年的有效数据,利用产业经济理论重新进行分析,却得出了相反的结论——中国房地产市场结构现状为:全国不是寡头垄断,分区域也不是寡头垄断,“寡头垄断”并不是导致住宅市场房价上涨的根本原因。
