房地产业作为国民经济的支柱型产业,对国民经济的发展起着举足轻重的作用。长期以来,我国房地产企业主要的资金来源就是银行贷款,房地产金融体系结构单一。但近些年随着金融创新的不断发展,房地产融资渠道越发呈现出多样化的趋势。本文对比了房地产企业传统的融资方式—银行贷款、上市融资、发行债券融资等,并把关注点集中在我国房地产界的一种新型融资方式——私募融资,介绍私募融资的相关问题,为我国的房地产业的资金运用提供参考,为其注入新的活力。
