本文以《物权法》相关规定为依据,提出不动产征用价格评估技术的改进意见。其中,对农业用地征用价格评估的改进意见包括:①评估采用综合法;②评估农用地价格采用收益法;③将评估技术运用于补偿费的分配。对城市房屋拆迁价格评估的改进意见包括:①体现土地的价值;②丰富评估方法;③体现实物期权的价值。
Based on the relevant provisions of the Property Law, this article proposes the improvement suggestions on the appraisal technology of the expropriation price of real property. Among them, the improvement opinions on the appraisal of the price of agricultural land acquisition include: (1) the comprehensive law is used for evaluation; (2) the income method is used to evaluate the price of agricultural land; and (3) the assessment technology is applied to the distribution of compensation fees. Improvements to the evaluation of urban house demolition prices include: ① reflecting the value of land; ② enriching assessment methods; and ③ reflecting the value of real options.
