导致房价过快上涨的原因错综复杂,除了土地供应有限、房源供不应求、地方土地财政、货币政策宽松、投机资本炒作和发生通货膨胀等因素外,房价上涨预期强烈、现行房产定价机制和交易模式存在缺陷等因素也是值得关注的重要方面。本文认为,除了调控房产的供应和需求以及施行严厉的财税金融政策外,通过改革房产的定价机制和交易模式也是房地产调控取得预期成效的重要环节和突破口。
