温州放开商品房限购在情理之中。为防止债务泡沫彻底崩溃,防止政府与企业资产负债表彻底恶化,温州不得不放松限购,这是应急之举,突显了房地产市场对于中国金融市场的重要性。从2011年9月以来,温州房价已经连续22个月同比下降,是全国70个城市中唯一一个5、6两月房价都下降的城市。房价下跌的背后是温州实体经济下行,债务链条丛生。
Wenzhou liberalization of real estate purchase is reasonable. In order to prevent a complete collapse of the debt bubble and prevent a complete deterioration of the balance sheets of the government and enterprises, Wenzhou had to relax its restrictions on purchase. This is an emergency move that highlights the importance of the real estate market to China’s financial markets. Since September 2011, Wenzhou has seen a year-on-year decline in property prices for 22 consecutive months, the only city in 70 cities in China with declining house prices in May and June. Behind the drop in housing prices is the Wenzhou real economy down, debt chain clusters.
