随着我国的经济不断发展,城市建设如火如荼,房地产行业也迅速发展,城市高楼耸立,然而近两年来三四线城市不得不面对一个严峻的问题,那就是城市商品房严重供大于求,导致不少楼盘库存滞销,甚至出现“鬼楼”、“鬼城”。笔者长期从事土地出让工作,本文以福建省龙岩市中心城市楼市现状为例,分析去库存的痛点、难点,并提出几点建议供业内同行学习借鉴。
As China’s economy continues to develop, urban construction is in full swing. The real estate industry is also developing rapidly. However, in the past two or three years, third- and fourth-tier cities have to face a serious problem. Serious oversupply of urban commercial housing has resulted in the failure of Less real estate inventory slow-moving, or even “ghost floor ”, “ghost town ”. The author has been engaged in the land transfer for a long time. This article takes the present situation of the property market in the central city of Longyan, Fujian as an example to analyze the pain points and difficulties of going to the stock market and put forward some suggestions for the industry to learn from.
