近年来,在国内诸多媒体中频繁出现商业地产这一新型名词。由此长期以来受到计划经济体制的影响,在传统观念中,房地产与商业是两个泾渭分明的行业,彼此并无较大联系。然而随着市场经济制度的不断完善与发展,房地产行业持续火热,并将影响范围拓展到了商业领域,使商业地产处于持续升温状态。改革的发展带动了社会经济的火热发展,同时拓宽了零售行业的需求,致使传统的批发市场已经不能满足零售行业的发展需求,此时商业房地产便成为了商业地产发展的主要推动力。本文主要以商业地产作为切入口,探讨了其开发与运营的有效策略。
In recent years, many new media outlets in China frequently appear this new term commercial real estate. As a result, it has long been affected by the planned economic system. In the traditional view, real estate and commerce are two distinct industries with no significant connection with each other. However, with the constant improvement and development of the market economy system, the real estate industry has continued to be hot and has expanded its business scope to cover a growing area of commercial real estate. The reform and development led to the fiery social and economic development, while broadening the demand for the retail industry, resulting in the traditional wholesale market has been unable to meet the development needs of the retail industry, commercial real estate has become the main driving force for the development of commercial real estate. This article mainly uses commercial real estate as an entrance, and discusses its effective strategy of development and operation.
