一、物业服务合同的概念和性质(一)物业服务合同的概念和分类根据《物业管理条例》的规定,物业服务合同是指业主或建设单位与选聘的物业服务企业就服务的有关内容达成一致,并以书面形式明确双方权利义务关系的协议。根据合同主体的不同,物业服务合同又可以分为前期物业服务合同和普通物业服务合同。前期物业服务合同是在业主委员会成立前,建设单位与物业服务企业签订的合同。普通物业服务合同是指由业主或业主委员会与物业服务企业签订的合同。
