本文参照国家建设项目经济评价标准,提出适用于历史地段项目的经济评价大纲与指标体系。项目经济评价是引导和促进资源合理配置,减少和规避历史地段项目投资风险的基础性工作。分析项目投资、成本费用、营业收入与资产价值等,计算项目内部收益率、净现金量等财务指标,通过盈亏平衡分析、敏感性分析判断投资项目的经济可行性。希望本文研究能给历史地段项目保护与利用的实践工作提供参考依据。
This paper refers to the national construction project economic evaluation criteria and puts forward the economic evaluation outline and index system applicable to the historical lot project. Project economic evaluation is to guide and promote the rational allocation of resources, reduce and avoid the risk of investment projects in historical sites of the basic work. Analyze the project investment, cost, operating income and asset value, and calculate the financial indicators such as the internal rate of return and the net cash amount. Through the breakeven analysis and sensitivity analysis, we can judge the economic feasibility of the investment project. It is hoped that this study can provide references for the practical work of protecting and using historical sites.
