目前,房地产价格上涨已成为普遍现象。原来老百姓买房,只关心价格、地段和生活配套等情况,却很少有人询问小区容积率是多少。而事实上,对于住户来说,容积率和绿化率直接影响到居住的舒适度。对发展商而言,容积率决定地价成本在房屋中所占的比例,即影响发展商的利润。容积率对房地产价格的影响十分明显,已经越来越受到广泛关注。本文综合研究分析了容积率对房地产价格的影响机制。
At present, the real estate prices have become a common phenomenon. The original people buy a house, only concerned about the price, location and living facilities, etc., but very few people asked what the plot area ratio. In fact, for households, the plot ratio and greening rate directly affect the comfort of living. For developers, the floor area ratio determines the cost of land in the proportion of housing, which affects the developer’s profit. The effect of floor area ratio on real estate prices is very clear and has drawn more and more attention. In this paper, a comprehensive study of the impact of volume rate on real estate prices mechanism.
