房地产业是国民经济发展的基础性和先导性产业,房地产业运行健康与否,不仅关系房地产业自身的持续发展,而且也关系到整个国民经济的运行质量。为了对我国房地产泡沫程度进行测度,本文依据国际上通用的指标评价法,首先选取了六个单项指标进行房地产市场泡沫程度测量,之后运用因子分析法对六项指标提取主成分,计算我国房地产泡沫指标的综合得分。其结论是:1998年以来,单项指标泡沫程度高低不等;综合指标值在2003年和2010年较高,说明房地产泡沫程度较为严重。
The real estate industry is the basic and leading industry for the development of the national economy. The healthy operation of the real estate industry not only concerns the sustainable development of the real estate itself, but also affects the operation quality of the entire national economy. In order to measure the degree of real estate bubble in our country, this article first selects six individual indicators to measure the degree of real estate market bubble, and then uses the factor analysis method to extract the principal components of the six indicators to calculate the real estate bubble The overall score of the indicator. The conclusion is: since 1998, the level of individual indicators of varying degrees of bubble; composite index values in 2003 and 2010, indicating the degree of real estate bubbles more serious.
