公租房租金定价是个难点问题,也是一个焦点问题。本文首先在分析国内部分城市公租房租金定价现状的基础上,总结了公租房租金价格制定过程中存在的问题;其次分析了公租房租金价格的影响因素以及应遵循的两个基本原则;最后,借鉴国外公共租赁住房租金定价经验,以社会平均负担法为原则,提出了我国城市公租房租金定价模式和定价策略。
Public rental rent pricing is a difficult issue, but also a focus issue. Based on the analysis of the rent pricing of public rental housing in some cities in our country, this article summarizes the problems existing in the process of formulating the rent price of public rental housing. Secondly, it analyzes the influencing factors of the rent price of public rental housing and the two basic principles to be followed. Finally, Based on the experience of renting public rental housing in foreign countries, this paper puts forward the rent pricing model and pricing strategy of public rental housing in our country based on the principle of social average burden.
