商业地产市场,不但要看一级市场商业的销售情况,更重要的是要看三级市场对一级市场的检验,二级市场对一级市场的纠正。检验就是租金到底会收多少,投资回报率到底是多少;纠正就是,租金高的话再销售的价格就会高,反之亦然。经过这一轮的调整之后,我们才能看到这个商铺真正的价值所在。从更长远来看,在二级市场达成的价格才是这个商铺真正的价值所在。
