今年下半年,北京CBD写字楼的投放面积将达到100万平米,古现有面积的三分之一。而且新产品均为高档写字楼。由于供应的集中放量,写字楼市场也应声而动。依据中原地产市场研究部提供的研究报告,今年第二季度,整个CBD甲级写字楼租金指数比一季度下降了0.08个百分点,出现小幅下滑趋势。大批新项目的相继投入,使原来老项目的客户在一定程度上被分化,所以也造成了平均入住率的下滑,CBD甲级写字楼整体平均入住率比一季度下跌了2.35%。
