随着国民经济的不断发展,住房分配货币化制度的实施,我国商业银行个人住房贷款业务获得了长足的发展。由于个人住房贷款具有风险小、收益时间长、社会效益明显等优点,已成为各家商业银行房地产业务的经营重点。但是,随着个人住房贷款业务开办时间的延伸、贷款总量的加大,以及其在贷款中所占比重的不断上升,相关风险也逐渐开始暴露。本文从商业银行个人住房贷款业务的风险入手,分析个人住房贷款业务风险形成的原因,探讨我国商业银行个人住房贷款风险防范的对策建议。
With the continuous development of the national economy and the implementation of the monetization system of housing distribution, the personal housing loan business of commercial banks in our country has made great strides. As individual housing loans with a small risk, long-term benefits, the obvious social benefits, has become the focus of real estate business of various commercial banks. However, with the extension of the start-up time of personal housing loans business, the increase of total loans and the increasing proportion of loans in loans, the related risks are gradually exposed. This article starts from the risk of personal housing loan business of commercial bank, analyzes the reason of personal housing loan business risk formation, and discusses countermeasures and suggestions on the risk prevention of personal housing loan in commercial banks in our country.
