本文从金融机构“两权”抵押贷款决策模型出发,对金融机构“两权”抵押贷款决策的影响因素进行理论分析。同时结合实际情况,对影响金融机构“两权”抵押贷款决策的因素进行现实分析。结果显示,当前,“两权”确权登记进展缓慢,土地、宅基地价值评估体系发展滞后等原因,金融机构开展此业务的意愿不强。
