近十年来我国房地产行业处于高速发展阶段,房价出现了快速增长,国家运用了一系列的调控手段对房地产行业和市场进行调控,但并未达到预期的效果,其中流动性过剩和货币超额供给是造成调控效率减弱的重要原因之一,通过实证分析发现,货币供给量对房地产市场需求和供给均带来长期的正相关的影响,故在金融政策调控的运用上更多的应该采取直接的信贷控制政策,控制资金流向,保证市场的健康发展。
