2002年8月,尤女士将其所有的两间店面和1个车库租赁给夏先生经营百货,双方约定租金为每月7560元,租期为2002年8月至2007年8月,租赁期内,如租房人因故不能继续经营,须提前一个月通知出租方。2006年3月,夏先生在没有通知尤女士的情况下,将店面及车库以月租金5200元的价格转租给吴先生。2006年8月,尤女士向法院提起诉讼,要求解除房屋租赁合同并由夏先生承担违约责任。
