广东省阳江市是粤西沿海中小城市,近年在承接珠三角产业转移、城镇化加速发展的背景下,房地产刚性需求增大,市场交易较为活跃。在当前房地产去库存的形势之下,笔者实地走访了辖内住房信贷业务最大的5家银行机构、10家房地产开发企业,并开展问卷调查。本文主要对调查的结果进行分析,梳理当前中小城市房地产去库存的现状和进展,并针对政策执行过程中出现的问题提出解决的建议与策略。
Yangjiang City, Guangdong Province, is a small and medium-sized city along the coast of western Guangdong. In recent years, following the acceleration of industrial transfer and urbanization in the Pearl River Delta, the rigid demand for real estate has increased, and the market transactions have become more vigorous. In the current real estate to the stock situation, I visited the field of jurisdiction within the housing credit business of the five largest banking institutions, 10 real estate development enterprises, and carry out a questionnaire survey. This paper mainly analyzes the results of the investigation, combs the current situation and progress of real estate de-stocking in current small and medium-sized cities, and puts forward suggestions and tactics to solve the problems in the process of policy implementation.
