自2007年美国发生次债危机以来,国际金融市场遭遇了有史以来最沉重的打击,而中国同样面临着巨大冲击,全国房屋销售量明显减少,投机资本出现资金链断裂迹象,危及商业银行的信贷安全。本文指出应借鉴美国经验,在中国建立房地产信贷资产证券化法律体系,使中国房地产市场在防范风险的同时,能够为社会创造更大的财富。
Since the subprime crisis in the United States in 2007, the international financial market has suffered the heaviest blow in history. China is also facing a huge challenge. Housing sales in the country have dropped markedly. Speculative capital shows signs of a financial rupture and endangering commercial banks’ credit. Safety. This paper points out that we should learn from the experience of the United States to establish a legal system of real estate credit assets securitization in China so that the Chinese real estate market can create greater wealth for the society while preventing risks.
