本文主要利用层次分析法制订了北京市房地产投资的最优化选择模型并根据不同人群的特点进行求解。该模型的准则层选取了北京市民在选择购房时相对更看重的八个因素,方案层根据不同地段的特点选取了八处具有代表性的房产。利用T.L.Saaty提出的方法,求出不同层次的成对比较矩阵及其他相关系数。最后,按年龄将北京市民分为三种不同的类型,并利用已建立模型讨论三类人群房地产投资的最优化选择。
This paper mainly uses AHP to formulate the optimal selection model of real estate investment in Beijing and solves it according to the characteristics of different people. The standard layer of the model chooses eight factors that Beijing citizens pay more attention to when they choose to buy a house. The program selects eight representative real estate according to the characteristics of different locations. By using the method proposed by T.L.Saaty, different levels of paired comparison matrices and other correlation coefficients are obtained. Finally, divide Beijing citizens into three different types by age and use the established models to discuss the optimal choice of real estate investment for the three types of people.
