在我国房地产建设与发展下,评估的主要对象存在一定的特殊性与目的性,受市场因素、内外部环境等因素的影响,利用单一的评价方法完全不能满足其发展需要,也无法促进评价的公平性与公开性。因此,在本文中,研究了房地产评估方法的发展现状以及评估流程,并根据实际的发展情况,对评价方法进行分析、研究,保证能够为相关人员提供公平、公正的执行方法。
Under the construction and development of real estate in our country, the main object of evaluation has certain particularity and purpose. Due to the influence of market factors, internal and external environment, etc., the single evaluation method can not satisfy its development needs at all and can not promote the evaluation Fairness and openness. Therefore, in this paper, the status quo of real estate appraisal methods and the evaluation process are studied. According to the actual development, the appraisal methods are analyzed and studied to ensure that they can provide fair and equitable enforcement methods for related personnel.
